Septic System Inspections
Many home buyers want to know as much as they can about the condition of the house they are buying. Many are anxious to learn about a roof problem or a broken AC, but few are aware of just how expensive a malfunctioning septic system could be. Many of the homes in our area are hooked up to city sewers, but those that are not have a significant portion of the home’s value tied up underground. Septic systems operate by bacterial decomposition, and as such, can have several problems if proper maintenance has not been performed. A septic system should be pumped out at least every 5 years. Immediately after a pump out is when an inspection takes place to determine the integrity of the tank. If a system is determined to be beyond repair on an older home, it could easily cost 8-10k dollars and result in a mound system that is higher than the existing house.
