4-Point Insurance Inspection

A Four-Point Insurance Inspection is typically performed for a homeowner when requested or required by their insurance company to obtain a new insurance policy or renew an existing policy.

A Four-Point Insurance Inspection is far less in scope than a standard home inspection. This Four-Point Insurance Inspection is a limited, visual survey of the roof, electrical, heating/cooling, and plumbing systems.

Reasons a house may not pass a 4 point inspection
(ultimately pass/fail is determined by insurance co)

Roof

  • Leaks.
  • Signifigantly worn, damaged, or missing roof covering.
  • Roof deck has wood rot.
  • Sag between trusses / rafters.
  • Less than 3 years of remaining useful life.

Electrical

  • Smoke detectors missing or inoperable.
  • Main Panel is not grounded.
  • Outlets not properly wired (not grounded, hot/neutral reversed, etc)
  • 100 Service amps.
  • Knob & tube or aluminum branch circuit wiring, Missing GFI protection in work properly.
  • Exposed wires (INCLUDING ceiling light / fan fixtures).

Plumbing

  • Main shut off valve to house is missing or does not work.
  • Leaks.
  • Shut off valves (under counters / behind toilets) are unable to be turned or don’t work.
  • Heavy corrosion on water supply lines &/or to/from water heater.
  • Poor water pressure &/or slow draining sinks, tubs, showers.

Air Conditioning

  • Does not heat properly / does not cool properly.
  • Drain pan has water in it.
  • Portable units (as primary).
  • Dirty or corroded coils.
  • Condensation / poorly insulated unit &/or return lines.
